Following is the step by step approach that we follow in the project process: Briefing - Here we try and uncover the requirements of the client by asking relevant questions and concept drawings. We also have to take note of what all from he existing stuff have to be reused. Concepts & Feasibility: Measurement of the place are taken and concept drawings to scale are made. Project and Design Review: Then through a few iterations with the client either through mails or meetings, we prepare a decent conceptual drawing with some ball park estimates of time lines and costs. And after further deliberations with the client in terms of cost and deliverables, we generally have what we call scope of the project. We also agree on the execution process and change management process. Detailing and costs : Detailed measurements, drawings, technical specs are all made. Actual costs are ascertained. And the final bill of quantities (BOQ) is provided to the client for his approval and project initiation. Timelines and deliverables are also firmed up at this time. Approvals: Here we take final approval on finishes and various samples. Execution : The entire project is monitored for deliverables and time lines using sophisticated project management tools making gyantt charts and resource charts and dependencies. Special teams are deployed for each of the activities at the right time in right sequence. Materials are procured as per the planned schedules to synch with the operations. Periodic on site review meetings are conducted and necessary course corrections taken up. Changes are recorded, impact analysis done, client approvals taken for cost and time. Settling in period: There is always a settling in period with office fit outs and normally for the first few weeks there will be a few items still to be finished or delivered ( sorry I know perhaps I should say that everything is done…..but the reality is there is always a few things outstanding). Defects will be rectified and also the client often requests a few additions here and there which we try to expedite as fast as possible so we can wind up the project and the invoicing of course to get final payment. |
